What happens at an appointment?

 

Once you have requested an appointment, a HOLA Adviser will call you to arrange a convenient time to meet you. The HOLA Adviser will come to you,  you can stop by the HOLA office or we can meet you for a cup of coffee at your selected cafe. 

 

The HOLA Adviser will start by determining what is important to you in a home loan. Then we will discuss your choices available, how much you can borrow, what your repayments will be, as well as ways to save money on your loan.

 

The HOLA Adviser will then talk you through the application process and, we will then proceed with the paperwork when you're ready.

What questions should I ask?

 

The following is a  list of questions that you may find will assist you to get the most out of your appointment with a HOLA Adviser:

  • How long will this interview take?

  • What is the better type of loan for my situation?

  • How much can I borrow?

  • Do I qualify for the First Home Owners' grant?

  • What will my repayments be?

  • What are the fees and charges for each loan?

  • Are there government charges and what are they?

  • Will I have to pay for mortgage insurance?

What information do I need?

 

Once you have selected the home loan that suits you best, you will need to fill in your application form and get your home loan approved.  To help speed up this process, remember to have the following documents at hand when your HOLA Adviser visits you:

 

For All Loans
  • Two most recent consecutive pay slips

  • Most recent group certificate

  • Self-employed – the last two years personal and business tax returns and ATO assessments

  • ID documents equivalent to 100 pts

Note:

  • Original documents must be sighted. Photocopies are not acceptable.

  • Only one of Passport, Birth Certificate, Citizenship Certificate is acceptable. E.g. can not accept both a Passport and a Birth Certificate.

  • Unless otherwise indicated, only current identification is acceptable. Document with an expiry date must be current at the time of presentation.

For Refinancing
  • Statements for the last six months of any existing home loans, personal loans and credit cards that are to be re-financed

  • Most recent rates notice for all properties

For Purchases (includes first home buyers)
  • Copy of the sale contract for the property being purchased

  • Bank statements for the last six months to show your savings history (only for the FHOG)

Other

 

Investors also require…

  • Evidence of investment property income, copy of lease, rent appraisal or rent receipts

Construction also requires…

  • Copy of builders fixed price tender (including all specifications)

Other important things to remember...

  • Your HOLA adviser will need to see the original documents.

  • Your HOLA Adviser will let you know if you need any additional information or documentation for your loan.
